About the City of Irvine, CA

Irvine is a master-planned city in Orange County, California, United States in the Los Angeles metropolitan area. The Irvine Company started developing the area in the 1960s and the city was formally incorporated on December 28, 1971. In 2019, the California Department of Finance estimated the city's population at 287,401. A number of corporations, particularly in the technology and semiconductor sectors, have their national or international headquarters in Irvine. Irvine is also home to several higher education institutions, most notably the University of California, Irvine (UCI).

Challenge:

The City of Irvine’s Community Development Department lacked a means to assess value potential of redevelopment opportunities within a zoning overlay district. They needed a software that could measure various urban amenities to find direction and prioritization in this process.

Solution:

Irvine collaborated with State of Place to evaluate their plan for increasing walkability and outlining detailed recommendations for improvement in their overlay district.

Results:

Working with State of Place, Irvine was able to increase:

  • Quality of place and walkability

  • ROI

  • Real estate value

  • Before and After design models

  • Before and After economic models
